What is an appraisal?

An appraisal is the amount that a professional appraiser decides a property is worth based on an inspection of the property and other factors.

The appraisal process

If an appraisal requires an interior inspection, an appraiser will contact the homeowner (or, in the case of a sale, an agent or the seller) to inspect the interior and exterior of a property.
An appraiser will research county and municipal records, Multiple Listing Service records, and other data services for information and documentation concerning the subject property and market area.
An appraiser will review recent sales and listings of comparable properties and may use that information to develop an opinion of value.
They may instead use the cost approach to develop an opinion of value based on the cost of replacing the home.
Another method is the income approach, usually used with properties that have multiple living units, where income is a factor in the decision-making process of buyers and sellers.
The appraiser will present his or her findings and conclusions in a report to the lender.
